Our Story
Cortex Trading Group Limited was founded by Vincent McCauley, a Glasgow-based construction project management and mechanical estimating professional with over 30 years of experience across commercial, industrial and residential sectors.
That career spans mechanical building services on some of Scotland's most demanding built environments, including schools, hospitals and power stations. The business was built on that foundation, and it informs everything Cortex delivers across both service lines.
The move into property investment as a principal was a natural progression. The ability to accurately scope and cost a refurbishment, manage trades and programmes, and assess a deal on realistic numbers rather than optimistic projections is not something most property businesses can offer. At Cortex it is the starting point.
What We Do
Cortex operates across two service lines.
On the construction side, Cortex provides mechanical estimating and project management services to contractors, developers and landlords across Glasgow and West Scotland. Estimates are built from first principles with accurate labour, realistic materials pricing and properly considered risk allowances. Project management covers the full cycle from pre-construction through to handover and defects liability.
On the property side, Cortex sources and stress-tests investment opportunities across Scotland for buy-to-let investors, portfolio builders and those pursuing BRRR and buy-to-flip strategies. Every deal is presented with true cost of entry, realistic refurbishment costs, hold costs, rental demand, exit strategy and net returns fully worked through before it reaches you.
For investors who want support beyond deal sourcing, Cortex provides pre-purchase viewing and condition reports with an attributed scope of works and provisional sum, and full refurbishment project management for those who want a hands-off position once a purchase completes.
